By virtue of an Order of Sale No. CV2022 03 0753to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 17TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Coventry, County of Summit and State of Ohio, and known as being a part of Tract Number Thirteen (13) in said township, bounded and described as follows:

Beginning at a point in the East line of said Tract #13, 3.03 chains South of the Northeast corner thereof; thence South on said East lot line and along the center of Arlington Road, South 4 degrees 43 minutes West, a distance of 329 feet to a point in the center of Chenoweth Drive; thence North 86 degrees 30 minutes West along the center of Chenoweth Drive and parallel with the North line of Tract #13, a distance of 1684.5 feet to a point which is the true place of beginning for this description; thence continuing North 86 degrees 30 minutes West along the center of Chenoweth Drive, a distance of 82 feet to a point; thence South 3 degrees 30 minutes West, 529 feet to an iron pin; thence South 86 degrees 30 minutes West along the center of Chenoweth Drive and the place of beginning and containing approximately one acre of land, more or less, as surveyed by M. S. Mishler, Surveyor, in July 1927, be the same more or less, but subject to all legal highways.

Reserving, however, a strip of land 25 feet in width off the entire Northern end of the above described parcel to form the South half of Chenoweth Drive.

Situated in the Township of Coventry, County of Summit and State of Ohio, and known as being a part of Tract Number Thirteen (13) in said township, bounded and described as follows:

Beginning at a point in the East line of Tract #13, 3.03 chains South of the Northeast corner thereof; thence South on said East tract line and along the center of Arlington Road, South 4 degrees 45 minutes West, a distance of 329 feet to a point in the center of Chenoweth Drive; thence North 86 degrees 30 minutes West along the center of Chenoweth Drive and parallel with the North line of Tract #13, a distance of 1602.5 feet to a point which is the true place of beginning for this description; thence continuing North 86 degrees 30 minutes West along the center line of Chenoweth Drive, 82 feet to a point; thence South 3 degrees 30 minutes West along the center line of Chenoweth Drive 82 feet to a point; thence South 3 degrees 30 minutes West, 529 feet to an iron pin; thence South 86 degrees 30 minutes East parallel with the center line of Chenoweth Drive, 82 feet to an iron pin; thence North 3 degrees 30 minutes East, 529 feet to the place of beginning, be the same more or less, but subject to all legal highways.

Reserving, however, a strip of land 25 feet in width off the entire Northern end of the above described parcel to form the South half of said Chenoweth Drive.

Property appraised at: Fifty-seven Thousand Dollars ($57,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

https://summit.sheriffsaleauction.ohio.gov on the 3rd day of March, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
