By virtue of an Order of Sale No. CV2022 08 2646to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 17TH DAY

OF FEBRUARY, A.D., 2023

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being all of Lot 985, and part of Lots Number 984, 983 and 982 in the Coventry Allotment Number 2 and described as follows:

Beginning at the Northwest corner of Lot Number 985; thence Southerly along the East property line of Pikes Avenue, a distance of 50 feet to a point; thence Easterly at right angles a distance of 120 feet to a point; thence Northerly at right angles a distance of 50 feet to a point; thence Westerly at right angles a distance of 120 feet to the place of beginning in the William A. Johnston's Coventry Allotment Number 2, as recorded in Plat Book 26, Pages 65 through 75 inclusive, Summit County Records.

Property appraised at: Sixty-nine Thousand Dollars ($69,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 3rd day of March, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
