By virtue of an Order of Sale No. CV2022 01 0214to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on





at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:



Situated in the City of Akron, County of Summit and State of Ohio:

And known as being part of Lots 421 (Four Hundred Twenty One) and 422 (Four Hundred Twenty Two) in the Allenside Allotment No. 2 as recorded in the office of the recorder of Summit County, Ohio in Plat Book Volume 25, Pages 75-77 inclusive, more particularly bounded and described as follows, to wit:

Beginning at a point in the Westerly line of Nesmith Lake Boulevard, 4 feet South of the Southeasterly corner of Lot 423 in the said Allenside Allotment; thence South along the Westerly line of Nesmith Lake Boulevard, a distance of 77.69 feet to a point on said street line; thence along the arc of a curve bearing to the right, the radius of which is 20 feet and the centerline angle is 102 degrees 14' 30", a radius of 35.69 feet to the point of tangent to the Northerly line of Stanford Street; thence Westerly along the Northerly line of Sanford Street, a distance of 34.43 feet to an iron pin; thence Northwardly and parallel to the Westerly line of Nesmith Lake Boulevard, a distance of 89.93 feet to an iron pin; thence Eastwardly parallel to and 4 feet distant from the Northerly line of Lot 422, a distance of 57.88 feet to the Westerly line of Nesmith Lake Boulevard and the point at the place of beginning.

Property appraised at: Sixty-nine Thousand Dollars ($69,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 10th day of March, 2023. The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
