By virtue of an Order of Sale No. CV2022 04 1300to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

And known as being all Lot Number 172 in the Lakewood Heights Allotment as recorded in Plat Book 15, Pages 2 and 3, Summit County Records, excepting therefrom the following described premises:

Beginning at the Southeasterly corner of said Lot 172 and the Southwesterly corner of Lot 173 and being the true place of beginning for the land hereinafter described; thence Northwesterly along the Northerly line of Saxon Avenue (45' R/W), North 89 deg. 22 min. 07 sec. West (bearings referenced to the Ohio Coordinate Systems, North Zone, NAD 83), 1.50 feet to a point; thence Northeasterly through said Lot 172, North 01 deg. 24 min. 50 sec. East, 72.45 feet to a point; thence North 90 deg. 00 min. 00 sec. Property appraised at: Ninety-three Thousand Dollars ($93,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 10th day of March, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
