at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:



Situated in the City of Akron, County of Summit and State of Ohio:

And known as being Lot No. (83) in the William T. Sawyer's Springfield Center Allotment, as recorded in Plat Book 15, Page 11 of Summit County Records of Plats. Excepting therefrom the following:

And known as being a part of Lot (83), of the Springfield Center Allotment as recorded in Plat Book 15, Page 11 of the Summit County Record of Plats, also being a part of land owned by Ralph D. and Darlina S. Snyder, Deed Volume 5763, page 703 of the Summit County Records of Deeds, and more fully described as follows:

Beginning at the intersection of the centerline of Stetler Avenue (45' R/W) with Trenton Road (40' R/W) as established by the City of Akron, Bureau of Engineering (Field Book 82-83); thence Southeasterly along the centerline of Trenton Road, South 89 deg. 38' 55" East (Grid Bearings, Ohio Coordinate System, North Zone) 22.50 feet to the Easterly line of Stetler Avenue; thence Southwesterly along said Easterly line, South 0 deg. 32' 09" West, 20.00 feet to the Northwest corner of said Lot (83) and the true place of beginning for the land herein described; thence Southeasterly along the Southerly line of Trenton Road; South 89 deg. 38' 55" East, 6.98 feet to a Number (5) rebar set at a point of curve tangent to Trenton Road; thence Southwesterly through Lot (83) and along the arc of a circle curving to the left (Delta 89 deg. 48' 56", radius 7.00, chord 9.88, chord bearing South 45 deg. 26' 37" West) 10.97 feet to a Number (5) rebar set on the Easterly line of Stetler Avenue; thence Northeasterly along said Easterly line, North 0 deg. 32' 09" East, 6.98 feet to the true place of beginning for the land herein before described and containing 10.4 square feet of land as surveyed by Roger B. Bussan, Registered Land Surveyor (R.L.S. No. 5926) in March of 1892.

Property appraised at: Eighty-one Thousand Dollars ($81,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
