By virtue of an Order of Sale No. CV2022 07 2304to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being part of Lot Number 98 in Voris and Steinbachers Allotment as recorded in Plat Book 2, Page 1, Summit County Record of Plats beginning at the Southwest corner of said Lot Number 98; thence Northerly along the West line of said lot, 47.10 feet; thence Easterly parallel to the South line of said lot, 130 feet to a point; thence Southerly to a point in the South line of said lot, which point is 130 feet Easterly from the Southwesterly corner of the said lot; thence Westerly 130 feet along the said lot, 130 feet to the place of beginning. Reserving an exclusive easement for parking motor vehicles over the East 20 feet of the property herein conveyed for the use by the owners of the East 114.20 feet of Lot 98 in Voris & Steinbechers Allotment as recorded in Plat Book 2, Page 1, Summit County Records of Plats, and their tenants, visitors and tradesmen. Subject to driveway easements recorded in Volume 442, Page 474 and Volume 445, Page 395 of Summit County Records and reserving an easement over and under the premises conveyed for gas lines, electric services and water/sewer services including the right for entry for maintenance of these easements for the benefit of the properties located on Lot 98 in Voris and Steinbachers Allotment as recorded in Plat Book 2, Page 1, Summit County Records of Plats located East and Northeast of the premises being conveyed herein and taxes and assessments which are a lien.

Deed Reference Number: Dated January 16, 2007, filed January 19, 2007, recorded as Instrument Number 55407340, Summit County, Ohio records.

 

Property located at: 627 Allyn Street, Akron, OH 44311.

Property appraised at: Forty-eight Thousand Dollars ($48,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 10th day of March, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
