Situated in the Township of Springfield, County of Summit and State of Ohio:

And known as being a part of Tract (7) in said township, beginning at a point in the center of the road known as the Krumroy-Myersville Road, N. 30 deg. 15' E., 1087.24 feet from the intersection of the center line of said Krumroy-Myersville Road with the West line of said Tract No. 7, the same being the Southeast corner of the Millheim Church lot; thence N. 89 deg. W., 3 chains, 75 links to a stone; thence S. 3 chains, 72 links to a stone; thence S. 89 deg. E., 1 chain, 59 links to a stone in the center of the road; thence along the center of said road N. 30-1/4 deg. E., 4 chains, 25 links to the place of beginning.

Property appraised at: One Hundred Eight Thousand Dollars ($108,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at on the 17th day of March, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
