By virtue of an Order of Sale No. CV2022 01 0086to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 3RD DAY

OF MARCH, A.D., 2023

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being a piece of land situated in Lots Ten and Eleven of Tract 6, formerly of Portage Township and bounded and described as follows:

Beginning at a point in Lot Ten - 26 (twenty-six) feet North of the South line of said lot and 198 (one hundred ninety-eight) feet Westerly from the center line of Howard Street which point is also in the center of York Street; thence South 89 deg. 22' West 60 (sixty) feet along the center line of York Street; thence Southerly parallel with Howard Street about 133.55 feet to an iron pin set in the North line of land formerly owned by Melinda Kepler; thence South 87 deg. 13' East along Kepler's North line 60 (sixty) feet to a stone pipe; thence Northerly parallel with the Howard Street about 137.26 feet to the place of beginning and containing 186/10000 of an acre of land, be the same more or less, but subject to all legal highways.

Property appraised at: One Hundred Thirty-five Thousand Dollars ($135,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 17th day of March, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
