And known as being Lot Number Seven (7) in Block "CC" of the recorded transcribed records of a plat of the Village (or City) of Cuyahoga Falls, Ohio as per recorded plat thereof (Page 21). This being the same property conveyed to Jeffrey Straughan by Household Realty Corporation in Inst# 54615109, executed 10/26/2001 and recorded 10/30/2001, Summit County Records, State of Ohio.

Property located at: 409 Center Avenue, Cuyahoga Falls, OH 44221.

Property appraised at: Twenty-one Thousand Dollars ($21,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 7th day of April, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
