By virtue of an Order of Sale No. CV2022 03 0891 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 24TH DAY

OF MARCH, A.D., 2023

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Green, County of Summit and State of Ohio:

And known as being Unit #A in Apartment Structure #29 of Country Club Apartment Homes North Condominium as the same is numbered and delineated upon the drawings in Plat Book 78, Pages 26, 27 and 28, and amended in Plat Book 79, Pages 43 and 44, Summit County, Ohio plat records, together with an equal undivided percentage interest with each other unit in Country Club Apartment Homes - North Condominium in its common areas and facilities.

Subject to all the provisions, conditions, rights, easements, privileges and restrictions as set forth in said recorded plat and in the enabling declaration establishing a plan for condominium ownership of Country Club Apartment Homes - North Condominium and the by-laws of Country Club Apartment Homes - North Condominium Unit Owners Association, an Ohio Corporation not for profit, recorded in Volume 5165, Pages 275 through 321 and amended in Volume 5220, Pages 157 through 165 and in Volume 5257, Pages 593 through 596, inclusive in the office of the recorder of Summit County, Ohio, be the same more or less, but subject to all legal highways.

 

Property located at: 2454 Island Drive, #29A, Uniontown, OH 44685.

Property appraised at: Fifty-one Thousand Dollars ($51,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

https://summit.sheriffsaleauction.ohio.gov

on the 7th day of April, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
