By virtue of an Order of Sale No. CV2022 06 2036 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 19TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

The land referred to herein below is situated in the County of Summit, State of Ohio and is described as follows:

All that parcel of land in City of Akron, Summit County, State of Ohio, as described in Deed Book 6515, Page 533, ID #6737183, being known and designated as:

Situated in the City of Akron, County of Summit and State of Ohio and known as being all of Lot Number Three Hundred and Forty-nine (349) in the Samuel Bacon Allotment. The plat of which is recorded in the recorder's office of Summit County, Ohio in Plat Book 12, Page 28.

Prior Deed Reference: Doc #56639444, Recorder's Office, Summit County, Ohio.

 

Property located at: 277 Noble Avenue, Akron, OH 44320.

Property appraised at: Forty-eight Thousand Dollars ($48,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

on the 2nd day of June, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
