By virtue of an Order of Sale No. CV2022 08 2679 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

And being a part of Original Northfield Township Lot No. 25 and further described as follows:

Commencing at the Southeast corner of Original Northfield Township Lot No. 24; thence South 264.71 feet to a point; thence North 89 deg. 21' 00" West, a distance of 259.00 feet to the place of beginning; thence South a distance of 158.58 feet to a point; thence South 89 deg. 21' 00" East, a distance of 20.36 feet to a point; thence (South a distance of 181.51 feet recorded) South 0 deg. 33' 20" West, a distance of 181 feet to a point observed; thence North 89 deg. 21' 00" West, a distance of 448.85 feet to a point on the East right-of-way line of the Penn Central R.R. (North 8 deg. 17' 00" West, a distance of 342.37 feet recorded) North 8 deg. 13' 20" West, a distance of 344.29 feet observed to a point; thence South 89 deg. 21' 00" East, a distance of 480.50 feet to the place of beginning.

Beginning at a point in the center line of the Macedonia Bedford Road, (County Highway No. 113) and at the North East corner of Lot 25; thence along the center line of the Macedonia Bedford Road and the East line of Lot 25 South 194.71 feet to a point and the place of real beginning of the parcel herein described and from which point an iron pipe bears North 89 deg. 21' West, a distance of 30.00 feet; thence North 89 deg. 21' West, 747.86 feet to an iron pipe set on the Easterly line of the Penna Railroad; thence along the Easterly line of said railroad South 8 deg. 17' East, 70.86 feet to the South West corner of Lot 2 of Sarah Holebrook's Subdivision; thence along the South line of said Lot 2 South 89 deg. 21' East, 737.65 feet to a point in the center line of the Macedonia Bedford Road and the East line of Lot 25, and from which point an iron pipe bears North 89 deg. 21' West, a distance of 30.00 feet; thence along the center line of said road North 70.00 feet to the place of beginning and containing 1.1936 acres, be the same more or less, but subject to all legal highways.

Property appraised at: One Hundred Sixty-two Thousand Dollars ($162,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
