By virtue of an Order of Sale No. CV2022 09 3111 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being a part of Lots Twenty-nine (29) and Thirty (30) in the Park Allotment as surveyed by Charles W. Pratt, Surveyor and Civil Engineer and recorded in Plat Book 8, Page 16 of the records of Summit County, Ohio and more particularly described as follows:

Beginning at a point in the Southwesterly line of Oakdale Avenue, 50 feet Southeasterly from the most Northerly corner of said Lot 29; thence Southwesterly 159.53 feet to a point in the Southwesterly line of said Lot 29, 27.77 feet Northwesterly from the most Southerly corner of said Lot 29; thence Southeasterly 52.34 feet along the Southwesterly line of Lot 29 and 30; thence Northeasterly 142.77 feet to a point in the Southwesterly line of Oakdale Avenue, 30 feet Southeasterly from the Northerly corner of said Lot 30; thence Northwesterly 50 feet along the Southwesterly line of Oakdale Avenue and along the Northeasterly lines of Lots 30 and 29 to the place of beginning.

Property appraised at: Eighty-one Thousand Dollars ($81,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
