Beginning at the intersection of the centerline of Glenmount Avenue (60 feet wide) and the centerline of Swartz Road (60 feet wide); thence North 59 degrees 41 minutes West, along the centerline of Swartz Road, 519.15 feet to an angle in said road line; thence North 78 degrees 15 minutes West, along the centerline of Swartz Road, 214.84 feet to the true place of beginning; thence, continuing along the centerline of Swartz Road, North 78 degrees 15 minutes West, 81.34 feet to the centerline of a private road known as Markey Road; thence North 00 degrees 20 minutes East, along the centerline of said private road (40 feet wide), 194.29 feet; thence South 79 degrees 56 minutes East, 185.35 feet; thence South 00 degrees 21 minutes West, 23.34 feet; thence North 79 degrees 56 minutes West, 70.33 feet; thence South 11 degrees 45 minutes West, 169.76 feet to the centerline of Swartz Road and the place of beginning. Containing 20802 square feet or 0.4775 acre as surveyed by E. A. Hand in May, 1965 and reserving the West 20 feet and the South 30 feet of said property for street purposes. 15004 square feet are in the interior area without the roads. Iron pins are set at all corners.

Property appraised at: Ninety-nine Thousand Dollars ($99,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 23rd day of June, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
