By virtue of an Order of Sale No. CV2022 06 2089 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 23RD DAY

OF JUNE, A.D., 2023

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Cuyahoga Falls, County of Summit and State of Ohio:

And known as being all of Unit No. 1289, located within Building No. 1, an eight unit building, constructed pursuant to a certain declaration of condominium ownership as recorded in Summit County Recorder's Volume 6517, Page 765 for Chapel Dale Condominium Estates and any amendments thereto, together with an undivided 1/24 interest in the common areas as defined in the declaration of condominium ownership and any amendments thereto and recorded in Plat Book 125, Pages 12 through 17, inclusive, Summit County Records, and amended drawings in Plat Cabinet K, Slides 621 through 627, inclusive, of Summit County Records. Be the same more or less, but subject to all legal highways.

 

Property located at: 1289 Bailey Road, Cuyahoga Falls, OH 44221.

Property appraised at: Fifty-nine Thousand Dollars ($59,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

on the 7th day of July, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
