By virtue of an Order of Sale No. CV2020 07 1884to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Situated in the City of Twinsburg, County of Summit and State of Ohio and known as being Unit Parcel No. 1 in the Woods at Ethan's Green Cluster Development, being part of Ethan's Green Phase 10-B2, Block A and part of Original Twinsburg Township Lot No. 10, Tract No. 2 as shown by the recorded plat in Reception No. 54263503 of Summit County Records, be the same more or less, but subject to all legal highways.

 

Property located at: 2740 Walton Blvd., Twinsburg, OH 44087.

Property appraised at: Two Hundred Three Thousand Dollars ($203,000.00).

The appraisal was completed based on an exterior view of the property only.

PROPERTY TO BE SOLD SUBJECT TO THE MORTGAGE OF HSBC BANK USA, N.A., AS TRUSTEE FOR THE REGISTERED NOTEHOLDERS OF RENAISSANCE HOME EQUITY LOAN TRUST 2006-2, TO BE SOLD AT 2/3 OF THE DIFFERENCE BETWEEN THE APPRAISED VALUE AND THE AMOUNT DUE TO HSBC BANK USA, N.A., AS TRUSTEE FOR THE REGISTERED NOTEHOLDERS OF RENAISSANCE HOME EQUITY LOAN TRUST 2006-2. AMOUNT DUE TO HSBC BANK USA, N.A., AS TRUSTEE FOR THE REGISTERED NOTEHOLDERS OF RENAISSANCE HOME EQUITY LOAN TRUST 2006-2, IS $320,087.42. PROPERTY APPRAISED AT $203,000.00. TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 30th day of June, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
