By virtue of an Order of Sale No. CV2020 07 1915to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Known as being Unit No. J, Building 113 on parcel A of Hunting Park Condominium No. II as shown and described in the declaration of by-laws of said condominium recorded in Volume 5499, Pages 669-734, as amended by the Fist Amendment of record in Volume 5525, Pages 539-547, as amended by the Second Amendment of record in Volume 5571, Pages 667-687, as amended by the Third Amendment of record in Volume 5616, Pages 467-475, as amended by the amendment of record as Instrument No. 54272800, as amended by the amendment of record as Instrument No. 54495584, as amended by the amendments of record as Instrument No. 55212134, as amended by the amendment as record as Instrument No. 55370942, as amended by the amendment of record as Instrument No. 55499779, as amended by the amendments of record as Instrument No. 56254164 and in the drawings of said condominium as shown by the recorded condominium Plat Book 90, Pages 6-16, as amended in Condominium Plat Volume 90, Pages 45-51, as amended in Condominium Plat Book 92, Pages 15-24, as amended in Condominium Plat Book 93, Pages 50-64 of Summit County Records.

 

Property located at: 1830 Higby Drive, Unit A, Stow, OH 44224.

Property appraised at: Eighty-one Thousand Dollars ($81,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 14th day of July, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
