By virtue of an Order of Sale No. CV2022 06 1834 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 30TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the State of Ohio, County of Summit and in the City of Akron:

Being a part of Lot Nos. Ninety-eight (98), Ninety-nine (99), One Hundred (100) and One Hundred One (101) of the re-allotment made for the heirs of Lorenzo Hall, deceased, as the same are numbered and delineated upon the recorded plat thereof, of record in Plat Book Number Ten (10), Page Thirty-eight (38), Recorder's Office, Summit County, Ohio, and more particularly described as follows:

Beginning at a point in the Westerly line of Aqueduct Street and Easterly line of said Lot Number One Hundred One (101) and one hundred (100) feet Northwesterly from the intersection of the Westerly line of Aqueduct Street with the Northerly line of Hurlburt Avenue; thence Southwesterly one hundred (100) feet along the line parallel to the Southerly line of said Lot Numbers One Hundred One (101) and One Hundred (100), to a point in Lot Number Ninety-nine (99); thence Northwesterly forty (40) feet along a line parallel to the Easterly line of said Lot Number One Hundred One (101) and the Westerly line of Aqueduct Street, to a point in Lot Number Ninety-eight (98) aforesaid; thence Northeasterly one hundred (100) feet to a point in the Easterly line of said Lot Number One Hundred One (101) and the Westerly line of Aqueduct Street; thence Southeasterly forty (40) feet along said street and lot line to the place of beginning, be the same more or less, but subject to all legal highways.

Property appraised at: Sixty-six Thousand Dollars ($66,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
