By virtue of an Order of Sale No. CV2023 02 0669to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 14TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Northfield Center, County of Summit and State of Ohio:

And known as being part of Original Northfield Township Lot No. 38 and bounded and described as follows:

Beginning at the most Easterly corner of Sublot No. 80 in Northfield Park Estates as shown by the recorded plat in Volume 53 of Maps, Page 2 of Summit County Records; thence South 43 deg. 21' 30" East along the Southwesterly line of Shady Lane, a distance of 227.02 feet; thence along the arc of a curve deflecting to the right, a distance of 31.42 feet, said arc having a radius of 20 feet and a chord of 28.28 feet which bears South 1 deg. 38' 30" West; thence South 46 deg. 38' 30" West along the Northwesterly line of Highland Road, a distance of 81.21 feet; thence North 43 deg. 21' 30" West, a distance of 247.02 feet to a point in the Southeasterly line of said Sublot No. 80; thence North 46 deg. 38' 30" East along said Southwesterly line, a distance of 101.21 feet to a place of beginning, be the same more or less, but subject to all legal highways.

Property located at: 93 Oviatt Drive, Northfield, OH 44067.

Property appraised at: One Hundred Sixty-eight Thousand Dollars ($168,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 28th day of July, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
