By virtue of an Order of Sale No. CV2022 08 2900to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 14TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of New Franklin, County of Summit and State of Ohio:

And known as being a part of the Southwest Quarter of Section 18 of said township and more fully described as follows:

Beginning at a stone on the centerline of Taylor Road, said stone being on the West line of the above mentioned township and county, being South 1 deg. 35 min. 47 sec. East along said road centerline 957.40 feet from its intersection with the centerline of Grill Road; thence South 1 deg. 37 min. 42 sec. East along said Taylor Road centerline 1494.50 feet to a point and the true place of beginning; thence South 89 deg. 22 min. 02 sec. East, 1827.10 feet to an iron pipe (an iron pipe is set at 30.02 feet); thence South 0 deg. 5 min. 00 sec. West, 122.41 feet to an iron pipe; thence North 89 deg. 22 min. 02 sec. West, 1823.44 feet to a point on the centerline of Taylor Road (and passing through an iron pipe set 30.02 feet from said road centerline; thence North 01 deg. 37 min 42 sec. West along road centerline 122.50 feet to a point and the true place of beginning and containing 5.1290 acres of land as surveyed by Messmore & Day, Registered Surveyors, in August 1970, be the same more or less, but subject to all legal highways.

 

Property located at: 6275 Taylor Road, Clinton, OH 44216.

Property appraised at: One Hundred Sixty-eight Thousand Dollars ($168,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 28th day of July, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
