By virtue of an Order of Sale in Partition No. CV2020 10 2874 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 6TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And bounded and described as follows:

And known as being Lot No. 5, formerly Portage Township and being a part of a tract of land deeded to James A. Corey, Jan. 19th, 1916 and more fully described as follows:

Beginning at a point where the West line of Grace Street (now known as Selzer Street) intersects the North line of Tallmadge Avenue; thence Northerly along the West line of Grace Street, 137.50 feet to the Southeast corner of land deeded to James A. Corey, Jan. 19th, 1916, which point is the true place of beginning; thence continuing along the West line of Grace Street, 82.50 feet to a point in the center line of a 25 foot street, 40.05 feet to a point; thence Southerly 82.50 feet to a point in the South line of James A. Corey's land which point is 40.60 feet West of the West line of Grace Street; thence Easterly along the Southerly line of James A. Corey land, 40.60 feet to the place of beginning as surveyed by E. T. Gillen, in April, 1916 and reserving therefrom a strip of land 12.50 feet wide along the entire Northerly line of the above described premises to be used for street purposes only. The same forming a part of the Northerly one half of Albert Court as dedicated in Plat Book 39, Page 75 of Summit County Records.

Property appraised at: Twenty-seven Thousand Dollars ($27,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

on the 20th day of October, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
