By virtue of an Order of Sale No. CV2023 02 0458to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 29TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

And known as being Unit No. B, Building 107 on Parcel C, together with an undivided 1.4688% interest in and to the common areas and facilities which percentage interest may be hereafter amended pursuant to Articles XV and XVII of the declaration hereinafter referred to the Huntington Park Condominium No. 1, as shown and described in the declaration and by-laws of said condominium recorded in Volume 5259, Page 256-322, as amended by First Amendment to said declaration recorded in Volume 5230, Page 408-409, Second Amendment to said declaration recorded in Volume 5306, Page 547-556 and Third Amendment to said declaration recorded in Volume 5380, Page 269-278 and in the drawings of said condominium recorded in Plat Book 80, Page 6-13, Plat Book 83, Pages 35-45 and Plat Book 86, Pages 8-16, Summit County Records, be the same more or less, but subject to all legal highways.

Property appraised at: One Hundred Eight Thousand Dollars ($108,000.00).

The appraisal was completed based on an exterior view of the property only.

MINIMUM BID SHALL NOT BE LESS THAN 2/3 OF THE DIFFERENCE BETWEEN THE APPRAISED VALUE OF THE REAL ESTATE AS APPRAISED AND THE AMOUNT REMAINING UNPAID ON THE CLAIM OR OBLIGATION SECURED BY THE MORTGAGE IN FAVOR OF DEFENDANT, PNC BANK, NATIONAL ASSOCIATION, SUCCESSOR BY MERGER TO NATIONAL CITY MORTGAGE CO. APPRAISAL IS $108,000.00. JUDGMENT OF PNC BANK, NATIONAL ASSOCIATION, SUCCESSOR BY MERGER TO NATIONAL CITY MORTGAGE CO. TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 13th day of October, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
