By virtue of an Order of Sale No. CV2023 06 1983to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on
FRIDAY, THE 20TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio, and described as follows, to wit:
Being the whole Lot No. 53 in the William C. Johnson's Parkwood Allotment the plat of which is recorded in Plat Book 18, Page 40, Summit County Records of Plats excepting the Northerly one (1) foot from front and rear. Also a strip of land 20-1/2 feet by 43 feet off from the Northwest corner of Lot No. 55 in said William C. Johnson's Parkwood Allotment more particularly described as follows, to wit:
Commencing at the Northwest corner of said Lot No. 55; thence East along the North line thereof 20 - 1/2 feet to a point; thence South on a line parallel to the West line of said Lot 55, 43 feet to a point; thence West on a line parallel with the North line of said Lot No. 55, 20 - 1/2 feet to the West line of said Lot No. 55, which is also the Southeast corner of Lot No. 53 as herein described; thence North along the West line of said Lot No. 55, 43 feet to the place of beginning.
Deed Reference Number: Dated June 19, 1996, filed June 19, 1996, recorded as Official Records Volume 2199, Page 418, Summit County, Ohio records.
Property located at: 359 Beechwood Dr., Akron, OH 44320.
Property appraised at: Sixty-nine Thousand Dollars ($69,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 3rd day of November, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
