By virtue of an Order of Sale No. CV2022 12 4070 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

And known as being a part of the land formerly owned by Peter Evers, Deceased, in Tract Five (5), Portage Township, now in the City of Akron, Ohio. Beginning at a point in the Easterly line of Evers Street which beginning point is 444.27 feet Northerly from intersection of the Northerly line of Tallmadge Avenue and the Easterly line of Evers Street; thence Easterly 120.5 feet along a line at right angles to the Easterly line of Evers Street; thence Northerly 40 feet on a line parallel to the Easterly line of Evers Street; thence Westerly at right angles 120.5 feet parallel to first mentioned course to the Easterly line of Evers Street; thence Southerly 40 feet to the place of beginning. Said lot being known as Lot Number Ten (10) of a proposed Newton Hall Allotment.

Premises are more definitely described as follows:

Beginning at a point in the East line of Evers Street which beginning point is 444.27 feet Northerly from the intersection of the Northerly line of Tallmadge Avenue and the East line of Evers Street, said beginning point made definitely described as follows and is also 444.27 feet Northerly along the West line of Harris Lot 7 and Easterly at right angles 25 feet from said West line of said Harris Lot 7; thence Easterly 118.00 feet along a line at right angles to the Easterly line of Evers Street; thence Northerly forty (40) feet on a line parallel to the Easterly line of Evers Street; thence Westerly at right angles 120.5 feet parallel to first mentioned course to the Easterly line of Evers Street as shown as 45 feet wide; thence Southerly forty (40) feet to a point; thence Easterly 2.50 feet to the place of beginning; said lot being known as Lot Number Ten (10) of a proposed "Newton-Hall Allotment." Be the same more or less, but subject to all legal highways.

Property appraised at: Thirty-nine Thousand Dollars ($39,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
