By virtue of an Order of Sale No. CV2023 08 2907to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on
FRIDAY, THE 9TH DAY
OF FEBRUARY, A.D., 2024
at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Springfield, County of Summit and State of Ohio:
And known as being all of lots numbered Four Hundred Thirty-three (433), Four Hundred Thirty-four (434) and Four Hundred Thirty-five (435) of the Springfield Mogadore Allotment according to the plat thereof as recorded in Plat Book 28, Pages 76 to 80, inclusive, of Summit County Record of Plats. Subject to conditions, restrictions, easements and reservations that may be of record, be the same more or less, but subject to all legal highways.
Deed Reference Number: Dated April 29, 1978, filed May 25, 1978, recorded as Official Records Volume 6048, Page 409, Summit County, Ohio records.
Property located at: 432 Celia Avenue, Akron, OH 44312.
Property appraised at: Eighty-seven Thousand Dollars ($87,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 23rd day of February, 2024. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
