By virtue of an Order of Sale No. CV2022 08 2587to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being all of Lot No. 215 in the William A. Johnston Allenside Allotment No. 1 as recorded in Plat Book 24, Page 48 thru 50, Summit County Records of Plats.

Excepting Therefrom the Following Described Triangle:

Beginning at the Northeast corner of said Lot 215, which is the Southeast corner of Lot 216 in said Allotment; thence Southerly along the Easterly line of said Lot 215 and the West line of Edwin Avenue a distance of 5 feet; thence in a Westerly direction to the Northwest corner of said Lot 215; thence Easterly along the North line 0f said Lot 215 a distance of 124.90 feet to the Northeast corner of said Lot 215 and the place of beginning for said exception.

Situated in the City of Akron, County of Summit, and State of Ohio;

And known as being a part of Lot 221 of the Allenside Allotment No. 1 as recorded in Plat Book 24, Pages 48, 49 and 50 of the Summit County Records and more fully described as follows:

Beginning at the Southeast corner of said Lot 221; thence Northerly along the East line of Lot 221 a distance of 98.72 feet to a point; the true place of beginning, said point also being the Southwest corner of Lot 215 of said allotment:

Thence continuing on the East line of Lot 221 a distance of 101.70 feet to the Northeast corner of Lot 221; Thence Westerly along the North line of Lot 221 a distance of 34.90 feet to the Northwest corner of Lot 221; thence Southerly along the West line of Lot 221 a distance of 101.92 feet to an iron pin; thence Easterly a distance of 42.68 feet to the true place of beginning and containing 0.905 of an acre. Be the same more or less, but subject to all legal highways.

Property appraised at: One Hundred Twenty Thousand Dollars ($120,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 24th day of May, 2024. The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
