By virtue of an Order of Sale No. CV2023 10 4061to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 31ST DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Springfield, County of Summit and State of Ohio: and known as being beginning at a point on the West line of Tract 5, which is also the center line of Hilbish Avenue, said point being South 1 deg. 09' West and 1749.75 feet distant from an iron spike at the intersection on the center line of the old Barberton Springfield Road with the center line of Hilbish Avenue as they exist today; thence due East along the North line of a 50 foot private roadway a distance of 825 feet to an iron stake which is the true place of beginning for this description; thence North 1 deg. 09' East 367.22 feet to an iron stake; thence North 89 deg. 31' East 17.55 feet to an iron stake; thence due North 164.93 feet to an iron stake; thence North 89 deg. 31' East 90 feet to an iron stake; thence due South 533.20 feet to an iron stake set on the North line of a 50 foot private roadway; thence due West along the North line of said roadway a distance of 115.00 feet to an iron stake and the true place of beginning and containing within said boundaries 1.2802 acres of land as surveyed April 15, 1946 by Jesse A. Bonzo, Registered Surveyor.

Property appraised at: One Hundred Twenty-nine Thousand Dollars ($129,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 14th day of June, 2024. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
