By virtue of an Order of Sale No. CV2024 01 0172 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Copley, County of Summit and State of Ohio:

And known as being part of Lot 24 in said township and more fully bounded and described as follows:

Commencing for reference at a 5/8 inch axle found at the intersection of the centerline of Kibler Road (T.R. 293, 50.00 feet wide) and the centerline of Jacoby Road (C.H. 205); thence due East along the centerline of said Kibler Road, a distance of 2468.97 feet to a point and the place of beginning for the parcel of land herein described; thence due East, continuing along the centerline of Kibler Road, a distance of 100.00 feet to a point; thence South 00 deg. 08' 59" West, a distance of 260.28 feet to a 3/4 inch rebar found (and passing over a 5/8 inch rebar set at 25.00 feet); thence North 89 deg. 58' 39" West, a distance of 55.08 feet to a 5/8 inch rebar set; thence South 00 deg. 10' 01" West, a distance of 100.00 feet to a 5/8 inch rebar found and used (GPD) on the North line of the Wheeling and Lake Erie Railway; thence North 89 deg. 55' 03" West, along the North line of said railway, a distance of 44.89 feet to a 5/8 inch rebar set; thence North 00 deg. 08' 59" East, a distance of 360.19 feet to the place of beginning and passing over a 5/8 inch rebar set at 335.19 feet or 25.00 feet from the right-of-way and containing 0.7005 acres of land (0.6431 acres to the right-of-way) as surveyed in the filed by Ronald L. Ferris, Registered Surveyor No. 6970 (in August of 2003, but subject to all legal highways, right-of-ways, restrictions and easements of record, if any. Reserving particularly the Northerly 25.00 feet of the above described parcel for roadway purposes.

The basis of bearings for this description is due East, the bearing given for the centerline of Kibler Road in Deed Volume 6612, Page 468 of the Summit County Record of Deeds. This description is based on an updated field survey of a portion of the land previously recorded in Deed Volume 6612, Page 468 of the Summit County Record of Deeds.

 

Property located at: 2594 Kibler Road, Copley, OH 44321.

Property appraised at: Two Hundred Nineteen Thousand Dollars ($219,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
