By virtue of an Order of Sale No. CV2024 01 0182 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Situated in the Village of Boston Heights, County of Summit and State of Ohio, to-wit:

Being a part of Original Lot No. 22, East of Cuyahoga River and formerly Boston Township. Beginning at a point in the East line of said Original Lot No. 22 and in the center line of Akron-Peninsula Road (OHIO) S. 1" W., along the center line of said Peninsula Road (OHIO) and the East line of Original Lot No. 22, a distance of 324.75 feet from the intersection of the center line of said Peninsula Road with the center line of Boston-Mills Road. Said intersection point of said road center lines is also at the Northeast corner of said Original Lot No. 22; thence from the place of beginning S. 1 deg. W., along the center line of said Peninsula Road and the East line of said Original Lot No. 22, a distance of 100 feet to a point (an iron pin is set North 89 deg. W., 30 feet from this point); thence from the center line of said road N. 89 deg. W., a distance of 440.00 feet to an iron pipe; thence N. 1 deg. E., a distance of 100 feet to an iron pin; thence S. 89 deg. E., a distance of 440 feet to the place of beginning (an iron pipe is set N. 89 deg. W., 30 feet from said place of beginning) and contains 1.01 acres of land as surveyed March 26, 1960 by Don P. Dowling, Reg. Surveyor #1770, be the same more or less, but subject to all legal highways.

Property appraised at: One Hundred Fifty Thousand Dollars ($150,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
