By virtue of an Order of Sale No. CV2023 12 4822to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 16TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:and known as being all that Family Unit (herein the "Unit") designated as Unit No. 17 in the Timber Top Condominium No. 3, according to the Declaration of Condominium Ownership and Bylaws for Timber Top Condominium No. 3 being known as Instrument No. 26975 and recorded in Volume 6451, Page 229 thru 287, inclusive of the official records of the County Recorder of Summit County, Ohio, together with all of its appurtenances according to such Declaration and being further described in Plat Book Volume 123, Pages 1 thru 16, inclusive, as amended by the First Amendment to the Declaration of Condominium Ownership being known as Instrument No. 33774 and recorded in Volume 6505, Pages 273-280 inclusive, of the official records of the County Recorder of Summit County, Ohio, and being further amended in Plat Book Volume 123, Pages 57 thru 58 inclusive, together with an undivided percentage interest in the Common Areas as assigned to such Unit in the Declaration all with respect to a unit property project including the property and buildings, and all improvements thereto, known in such recorded documents as Timber Tip Condominium No. 3. This grant is expressly made subject to any amendment to the Dilaceration which may reduce the Grantee's interest in the Common Areas upon expansion of the Condominium pursuant to the terms of said Declaration, be the same more or less, but subject to all legal highways.

 

Property located at: 1575 Treetop Trail, Unit B, Akron, OH 44313.

Property appraised at: Fifty-four Thousand Dollars ($54,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 30th day of August, 2024. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
