By virtue of an Order of Sale No. CV2023 11 4332to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

And known as being part of Lot Nineteen (19), Tract Six (6) of Portage Township bounded and described as follows:
Beginning at a point on the North line of Lods Street, 92.45 feet Easterly from an iron pin at the Northeast corner of Dean and Lods Street, said beginning point being the Southeast corner of land now of lately owned by Wm. Schueneman; thence North along said Schueneman's East line 163.87 feet to Grantor's North line; thence East along Grantor's North line 62 feet; thence South parallel with said Schueneman East line 163.78 feet to the North line of Lods Street; thence West along said North line 62 feet to the place of beginning. Containing 23/100 of an acre of land being 62 feet of the West side of premises conveyed to said John Terras by Wm. Loomis, Executor of T. A. Doyle Estate by deed recorded in Book 223, Page 231 of Summit County Records.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at
https://summit.sheriffsaleauction.ohio.gov on the 8th day of November, 2024. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
