By virtue of an Order of Sale No. CV2022 11 3870 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Situated in the County of Summit, in the State of Ohio and in the City of Akron and known as being all of Lot Number 9 of the Carl Allotment, as recorded in Plat Book 13, Page 8 of Summit County Records of Plats. Be the same more or less, but subject to all legal highways.

Being the same property conveyed by Fee Simple General Warranty Deed from Leonard A. Grabowski, and Susan A. Grabowski, husband and wife to Randi E. Allen, dated 02/20/2003, recorded on 02/20/2003, in Instrument No. 54826573, in Summit County Records, State of OH.

Property appraised at: Sixty-three Thousand Dollars ($63,000.00).

The appraisal was completed based on an exterior view of the property only.

"TO BE SOLD SUBJECT TO THE MORTGAGE OF DEFENDANT, WILMINGTON SAVINGS FUND SOCIETY, FSB, AS TRUSTEE OF STANWICH. MINIMUM BID SHALL NOT BE LESS THAN 2/3 OF THE DIFFERENCE BETWEEN THE APPRAISED VALUE OF THE REAL ESTATE AS APPRAISED AND THE AMOUNT REMAINING UNPAID ON THE CLAIM OR OBILGATION SECURED BY THE MORTGAGE IN FAVOR OF DEFENDANT, WILMINGTON SAVINGS FUND SOCIETY, FSB, AS TRUSTEE OF STANWICH. TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at
