By virtue of an Order of Sale No. CV2024 05 2072to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 11TH DAY

OF OCTOBER, A.D., 2024

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Cuyahoga Falls, County of Summit and State of Ohio, and known as being Lot No. 37 in the Hill Allotment as recorded in Summit County Records and further bounded and described as follows:

Being a part of Original Lot 9, formerly Northampton Township and beginning at a point in the Westerly line of Bales & Brand's Mapledale Allotment as recorded in Plat Book 26, Pages 38-39 of Summit County Records, which point is North 10 deg. 26' East, 405.71 feet from the Northerly line of Portage Trail; thence North 79 deg. 06' West, 84.91 feet to an iron pipe set in the Easterly line of Hill Court; thence North 10 deg. 54' East, along the Easterly line of Hill Court, 40.00 feet; thence South 79 deg. 06' East, 84.53 feet; thence South 10 deg. 26' West, 40.00 feet to the place of beginning, be the same more or less, but subject to all legal highways.

Property appraised at: One Hundred Twenty-nine Thousand Dollars ($129,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 25th day of October, 2024. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
