By virtue of an Order of Sale No. CV2023 12 4861 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

The following lands and property, together with all improvements located thereon, lying in the City of Stow, Summit County, OH to wit:
And known as being all of Lot No. 5 of the Enchanted Acres Allotment as recorded in Plat Book 62, Page 56, Summit County Records of Plats. This being the same property conveyed to Carl J. Longo and Patricia L. Longo, for their joint lives, then to the survivor of them, by deed from Elizabeth Pilz, a married woman, Anna Stagle aka Anna Stagl, a married woman, Siegfreid Leipold, a married man, Horst Leipold, a married man, Helga Huber, a married woman and Anna Leipold, a widow and not remarried, dated 07/26/1988 and recorded on 08/01/1988 in Instrument No. 438985, in the Summit County Recorders Office.

Property located at: 4118 Genevieve Blvd., Stow, OH 44224.
Property appraised at: One Hundred Ninety-two Thousand Dollars ($192,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 1st day of November, 2024. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
