By virtue of an Order of Sale No. CV2023 05 1681 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 6TH DAY

And known as being Lot 716 and the North Four (4) feet, front and rear of Lot 715, also the South 14 feet, front and rear of Lot 717, of the P.T. McCourt Allotment, the plat of which is recorded in the Recorder's Office of Summit County, Ohio, in Plat Book 34, Pages 44 to 51.

Property appraised at: Ninety-six Thousand Dollars ($96,000.00).

The appraisal was completed based on an exterior view of the property only.

"TO BE SOLD SUBJECT TO THE MORTGAGE OF DEFENDANT, PNC BANK, NATIONAL ASSOCIATION, MINIMUM BID SHALL NOT BE LESS THAN 2/3 OF THE DIFFERENCE BETWEEN THE APPRAISED VALUE OF THE REAL ESTATE AND THE AMOUNT REMAINING UNPAID ON THE CLAIM OR OBLIGATION SECURED BY THE MORTGAGE IN FAVOR OF DEFENDANT, PNC BANK, NATIONAL ASSOCIATION. APPRAISAL IS $96,000.00. JUDGMENT OF PNC BANK, NATIONAL ASSOCIATION IS $32,043.64. $96,000.00 - $32,043.64 = $63,956.36. $63,956.36 X 2/3 = $42,637.57. OPENING BID IS $42,637.57."

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at
