By virtue of an Order of Sale No. CV2023 11 4570 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 25TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Tallmadge, County of Summit, State of Ohio:

And known as being a part of Original Lot No. 2, Tract 7, formerly Tallmadge Township more fully described as follows:

Beginning at the most Easterly corner of Lot 29, J. Tarson Realty Co. Tallmadge Allotment as recorded in Plat Book 46, Page 161, Summit County Records; thence North 50 degrees 37' East, a distance of 89.00 feet to an iron pipe and the true place of beginning; thence North 34 degrees 06' West, a distance of 430.00 feet to an iron pipe; thence North 50 degrees 37' East, a distance of 111.00 feet to an iron pipe; thence South 34 degrees 06' East, a distance of 430.00 feet to an iron pipe on the right-of-way line of Northeast Avenue; thence South 50 degrees 37' West along said right-of-way, a distance of 111.00 feet to the place of beginning, be the same more or less.

Property appraised at: Two Hundred Thirty-four Thousand Dollars ($234,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

on the 8th day of November, 2024. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
