By virtue of an Order of Sale No. CV2023 08 3231to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on
FRIDAY, THE 25TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

And known as being part of the West half of Section 29 of said Township and described as follows:
Beginning at a point in the center line of Killinger Road 897.63 feet East of the intersection of the center line of said road with the center line of Christman Road as measured along the center line of Killinger Road; thence East along the center line of Killinger Road 125 feet; thence South on a line parallel to the West line of said Section 1307.46 feet; thence West on a line parallel to the South line of said Section 125 feet; thence North parallel to the West line of said section, 1307.46 feet to the place of beginning, be the same more or less, but subject to all legal highways.
Deed Reference Number: Dated June 30, 1997, filed July 15, 1997, recorded as Instrument Number 54038123, Summit County, Ohio records.
Property located at: 636 Killinger Road, Clinton, OH 44216.
Property appraised at: One Hundred Eighty-six Thousand Dollars ($186,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 8th day of November, 2024. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
