By virtue of an Order of Sale No. CV2024 04 1650 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Known as being part of the Sub-lots Numbers Eighty-eight (88), Eighty-nine (89) and Ninety (90), in the Kenmore Park Allotment, of part of Original Coventry Township Lots Numbers Eight (8), Nine (9) and Ten (10), Tract Number Two (2), as shown by the recorded plat in Volume 7, Page 67, of Summit County Records, bounded and described as follows:

Beginning in the Southerly line of Carey Avenue at the North-Easterly corner of said Sub-lot Number 88; thence Southerly along the Easterly lines of said Sub-lot Numbers 88, 89 and 90, 100-40/100 feet; thence Westerly and parallel to the Northerly line of said Sub-lot Numbers 90, 42 feet; thence Northerly and parallel to the Easterly line of said Sub-lots Numbers 88, 89 and 90, 100-28/100 feet; thence Easterly along the Southerly line of Carey Avenue, being also the Northerly line of said Sub-lot Number 88, 42 feet to the place of beginning as appears by said plat.

Property appraised at: Sixty Thousand Dollars ($60,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
