By virtue of an Order of Sale No. CV2022 07 2325to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being all of Lot 174 in the Samuel Bacon Allotment as recorded in Plat Book 11, Page 18 of the Summit County Record of Plats and being more fully described as follows:

Beginning at a drill hole set at the Northeasterly corner of said Lot 174 and being the true place of beginning for the land hereinafter described; thence Southwesterly along the Westerly line of Burton Avenue (50' R/W), S. 00 degrees 05' 26" W. (bearings referenced to the Ohio Coordinate System, North Zone, NAD 83), 120.00 feet to a 3/4" iron pin found at the Southeasterly corner of said Lot 174; thence Southwesterly along the Southerly line of said Lot 174, S. 89 degrees 18' 59" W., 62.31 feet to the Southwesterly corner of said Lot 174 (witness a 2 1/2" iron pipe found, N. 39 degrees 59' 34" E., 0.16'); thence Northwesterly along the Westerly line of said Lot 174, N. 00 degrees 13' 28" W., 120.00 feet to a 1" iron pin found at the Northwesterly corner of said Lot 174; thence Northeasterly along the Southerly line of Grand Avenue (50' R/W), N. 89 degrees 19' 08" E., 62.97 feet to the true place of beginning for the land hereinbefore described and containing 0.1725 of an acre (7,516 S.F.) of land as surveyed by Daniel C. Kalstrom, Professional Surveyor (Reg. No. 6302) in December, 2015.

Property located at: 311 Grand Avenue, Akron, OH 44302.

Property appraised at: One Hundred Fourteen Thousand Dollars ($114,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 22nd day of November, 2024. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
