By virtue of an Order of Sale No. CV2022 11 4007 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 8TH DAY

OF NOVEMBER, A.D., 2024

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Twinsburg, County of Summit and State of Ohio:

And known as being Unit No. 9, Building D in Cobblestone Lane Condominium as established by the declaration of condominium recorded December 2, 1987 in Volume 7652, Page 61 of Summit County Records and general plan of condominium buildings Exhibit B to said declaration, recorded in Plat Cabinet C, Slides 652 through 655, as amended by the 1st Amendment to Cobblestone Lane Condominium filed in Plat Cabinet 9, Slides 417 through 433 of Summit County Records.

Subject to all easements, convenants, conditions, reservations, leases and restrictions of records, all legal highways, all rights of way, all zoning, building and other laws, ordinances and regulations all of tenants in possession and all real estate taxes and assignments not yet payable.

Being the same property conveyed by deed recorded in Document No. 54581033, of the Summit County, Ohio records.

 

Property located at: 10448 E. Cobblestone Lane, Twinsburg, OH 44087.

Property appraised at: Two Hundred Ten Thousand Dollars ($210,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

on the 22nd day of November, 2024. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
