By virtue of an Order of Sale No. CV2024 03 0949to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 15TH DAY

OF NOVEMBER, A.D., 2024

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Barberton, County of Summit and State of Ohio:

And known as being a part of Lots 34 and 35 of the Grandview Heights Allotment No. 2 as recorded in Plat Book 26, Pages 78 and 79 of the Summit County Records and bounded and described as follows:

Beginning at a point on the South line of said Lot 34 which is East a distance of 143.80 feet from the Southwest corner of Lot 31; thence East 50 feet to a point on the South line of said Lot 35; thence Northerly 112.50 feet to a point which is East a distance of 193.74 feet from the Northwest corner of Lot 31; thence Westerly 50 feet on the lot lines; thence Southerly 112.50 feet to the place of beginning.

Deed Reference Number: Dated March 8, 2022, filed March 11, 2022, recorded as Instrument Number 56724075, Summit County, Ohio records.

 

Property located at: 593 Franklin Avenue, Barberton, OH 44203.

Property appraised at: Eighty-four Thousand Dollars ($84,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 6th day of December, 2024. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
