By virtue of an Order of Sale No. CV2023 01 0225 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 6TH DAY

OF DECEMBER, A.D., 2024

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

The land referred to in this policy is situated in the City of Akron County of Summit, State of OH, and is described as follows:

Situated in the City of Akron, County of Summit and State of Ohio: and known as being part of Lot 5, formerly in Tallmadge Township and is bounded and described as follows, to-wit:

Beginning at the intersection of the center line of Newton Street with the East line of along the East line of Lot 3, Tract 15; thence South 88 deg. 41’ 44” West along the center line of said Newton Street a distance of 346.93 feet to the center line of Strader Road; thence South parallel with the East line of grantor’s land and along center line of said Strader Road a distance of 175.02 feet to an iron pipe set in the East line of grantor’s land, a distance of 90 feet to an iron pipe; thence West a distance of 175.02 feet to the center line of Strader Road; thence North along the center line of Strader Road a distance of 90 feet to the place of beginning and contains .3616 acres of land. Excepting and reserving the West 25 feet of the above described parcel of land for street purposes. Also reserving the right to plat and number the above parcel of land of Lot No. 27 on Newton Street Acres allotment.

Property appraised at: Ninety-three Thousand Dollars ($93,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 20th day of December, 2024. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
