By virtue of an Order of Sale No. CV2024 07 3163 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Situated in the City of Norton, County of Summit and State of Ohio and known as being Sublot 22, a part of Original Lots 25 and 35, further bounded and described as follows, to wit:

Beginning at a point in the North line of said Lot 35, N. 89 deg. 58' West, a distance of 1759.51 feet from the Northeast corner of said Lot 35; thence S. 0 degs. 10' West along a line parallel to the East line of said Lot 35, a distance of 420.42 feet to a point; thence N. 89 degs. 56' West along a line parallel to the North line of said Lot 35, a distance of 124.90 feet to a point; thence N. 0 degs. 10' East along a line parallel to the East line of said Lots 35 and 25, a distance of 696.00 feet to a point in the centerline of proposed Grenfall Rd.; thence S. 89 degs. 56' East along a line parallel to the South line of said Lot 25 and in the centerline of said proposed Grenfall Rd., a distance of 124.90 feet to a point; thence S. 0 degs. 10' West along a line parallel to the East line of said Lot 25, a distance of 275.58 feet to the place of beginning and contains two (2) acres of land of which 0.79 acres is in said Lot 25 and the remaining 1.21 acres is in said Lot 35, as surveyed by W. Property appraised at: One Hundred Fifty Thousand Dollars ($150,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
