By virtue of an Order of Sale No. CV2024 03 1014 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

And known as being Unit No. 26, Building "J" in Orchard Hill Condominium as established by the Declaration of Condominium recorded January 4, 1990 in O.R. 397, Page 451 of Summit County Records and the General Plan of Condominium Domsin, Exhibit "B" to said Declaration, recorded in Plat Cabinet "E", Slides 980 through 986; As amended by the 1st Amendment to Orchard Hill Condominium recorded in Plat Cabinet "F", Slides 281 through 305; As amended by the 2nd Amendment to Orchard Hill Condominium recorded in Plat Cabinet "F", Slides 476 through 490; As amended by the 3rd Amendment to Orchard Hill Condominium recorded in Plat Cabinet "F", Slides 667 through 679; As amended by the 4th Amendment to Orchard Hill Condominium recorded in Plat Cabinet "F", Slides 745 through 768; As amended by the 5th Amendment to Orchard Hill Condominium recorded in Plat Cabinet "F", Slides 879 through 890; As amended by the 6th Amendment to Orchard Hill Condominium recorded in Plat Cabinet "G", Slides 195 through 205 of Summit County Records, together with an undivided 1.81% interest in the Common Areas and Facilities of said Condominium, be the same more or less, but subject to all legal highways and easements of record.

 

Property located at: 10234 Orchard Hill Lane, 26J, Twinsburg, OH 44087.

Property appraised at: One Hundred Ninety-eight Thousand Dollars ($198,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

on the 3rd day of January, 2025. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
