By virtue of an Order of Sale No. CV2024 01 0441 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on
FRIDAY, THE 20TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:
And known as being a part of Original Lot 5, Tract 5 in Tallmadge Township, and further described as follows:
Beginning at a point in the Northeast corner of City Acres Allotment recorded in Plat Book 29, Pages 8 and 9, Summit County Records of Plats; Thence North 0° 0' 35" East, 403.51 feet to a point, the true place of beginning; Thence West 247.44 feet to a point in the center line of Breiding Road; Thence North along the center line of Breiding Road 45 feet to a point; Thence East 247.45 feet to a point; Thence South 0° 0' 35" West, a distance of 45 feet to a point, the place of beginning and containing about 0.255 acres of land more or less. Reserving however, the Westerly 25 feet for road purposes only, the same being within the confines of Breiding Road.

Property appraised at: One Hundred Seventeen Thousand Dollars ($117,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 3rd day of January, 2025. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
