By virtue of an Order of Sale No. CV2024 02 0657 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 20TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Barberton, County of Summit and State of Ohio:

And known as being part of Lot Nos. 252 and 254, of the Barberton Company's Allotment as recorded in Plat Book 8, Page 27 of Summit County Records and further described as follows:

Beginning at a point in the North line of said Lot No. 252 and the South line of Hazelwood Avenue; thence South 66 deg. 32' East, 40.00 East measuring along street and lot line from the Northwest corner of said Lot 252; thence South 66 deg. 32' East, 40.00 feet to a point; thence South 24 deg. 45' West about 107.00 feet to a point in the South line of said Lot No. 254; thence Northwesterly about 29.00 feet to the Southwest corner of said Lot No. 254; thence North 66 deg. 32' West, about 13.50 feet to a point in the East line of land now or formerly belonging to Stephen Hahn; thence North 25 deg. 26' East about 95.00 feet to the place of beginning. Be the same more or less.

Property appraised at: Ninety Thousand Dollars ($90,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

on the 3rd day of January, 2025. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
