By virtue of an Order of Sale No. CV2023 09 3313 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Hudson, County of Summit and State of Ohio:

And known as being part of Original Lot No. 84, in said Township and more particularly described as Follows: Beginning at a point in the center line of the Middleton Road (County Highway No. 132) S. 89 degrees 39' E. 600.46 feet from a boat spike set at the intersection of the center line of the Middleton Forbush Road with the west line of Original Lot No. 84, and from which point of beginning an iron pipe bears S. 0 degrees 25' W. a distance of 30 feet; thence along the center line of Middleton Road S 84 degrees 39' E. 300 feet to a point, and from which point an iron pipe bears S. 0 degrees 25' W., a distance of 30.00 feet; thence S. 0 degrees 25' W. 435.60 feet to an iron pipe, thence parallel with the centerline of the Middleton Forbush Road N. 89 degrees 30' W. 300.00 feet to an iron pipe; thence N. 0 degrees 25' E. 435.60 feet to the place of beginning and containing 3.00 acres as surveyed December 8, 1948 by E.A. Tewksbury.

Property located at: 1530 Middleton Road, Hudson, OH 44236.

Property appraised at: Four Hundred Ninety-eight Thousand Dollars ($498,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 10th day of January, 2025. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
