By virtue of an Order of Sale No. CV2024 03 1354to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

The Land referred to herein below is situated in the County of Summit, State of Ohio, and is described as follows:

Situated in the State of Ohio, County of Summit, Township of Franklin, and being part of the Northeast Quarter of Section 35 of said Township, and further known as being part of a Tract of Land conveyed to Donald R. Russell and Catherine A. Russell by O.R. 302, Page 735 of the Summit County Recorder's Office, described as follows:

Beginning at a 2" lead pipe with punch hole found at the Northwesterly corner of Sublot 1 of South View Subdivision No. 1 as recorded in Plat Volume 71, Page 49 of the Summit County Recorder's Office; Thence 84 degrees 11 minutes 30 seconds West along the Southerly line of the Grantor's 12 foot access drive easement 57.83 feet to a 5/8 inch rebar with cap set and the True Place of Beginning; Thence South 02 degrees 18 minutes 01 seconds East 183.08 feet to a 5/8 inch rebar with cap set; Thence North 84 degrees 11 minutes 30 seconds West 187.02 feet to a 5/8 inch rebar with cap marked 6349 found at the Southeasterly corner of land conveyed to Keith Sinley and Margaret Sinley by Vol. 5882, Pg 855 of the Summit County Recorder's Office; Thence North 01 degrees 54 minutes 06 seconds East 193.70 feet to a point at the Grantor's Northwesterly corner, passing through a 5/8 inch rebar with cap marked 6349 found at 181.50 feet; Thence South 84 Degrees 11 minutes 30 seconds East along the Grantor's Northerly line 172.69 feet to a point referenced by said 5/8 inch rebar with cap set South 02 degrees 18 minutes 01 seconds East 12.12 feet; Thence South 02 degrees 18 minutes 01 seconds East 12.12 feet to the Place of Beginning. The above described tract of land contains 0.797 acres, of which 0.047 acres lie within the public right of way as surveyed under the direction of Timothy J. Briggs, P.S. 7495, Campbell & Associates, Inc. of Cuyahoga Falls, Ohio in March of 1998. Basis of bearings is South 02 degrees 58 minutes 20 seconds West of the centerline of South View Drive per Plat Vol. 71, Pg. 49. Subject to all easements and rightof way of public record or as otherwise legally established. 5/8 inch rebar with cap to be set at corners unless noted.

 

Property located at: 668 Ott Drive, Clinton, OH 44216.

Property appraised at: One Hundred Twenty Thousand Dollars ($120,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 17th day of January, 2025. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
