By virtue of an Order of Sale No. CV2022 05 1564 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Summit and State of Ohio and further described as follows:
Being a parcel of land situated in Lot No. 76 Norton Township (now the City of Barberton, Ohio) being a part of Lots 712, 713, 714, 715 and 716 in A.A. Moore's Banner Allotment as recorded in Plat Book 9, Page 30, Summit County Records, and described as follows:
Beginning at a point in the west line of Lot No. 716 which point is 85 feet S. 3 degrees 16' W. of the Northwest corner of said lot; thence S. 86 degrees 44' E. for a distance of 128.66 lineal feet more or less to a point in the West line of Locust Street; thence S. 24 degrees 51' E. along the West line of Locust Street for a distance of 49.53 lineal feet more or less to a point which is 29 feet from the North line of Wooster Road; thence Westerly along a curve for a distance of 42.6 feet across Lot No. 715 and 46.65 feet across Lot No. 714 and 47.8 feet across Lot No. 713 and 19.3 feet to a point in Lot No. 712; thence N. 3 degrees 16' E. for a distance of 73.43 lineal feet more or less to the place of beginning.

Property located at: 6 24th Street, NW, Barberton, OH 44203.
Property appraised at: Ninety Thousand Dollars ($90,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 7th day of February, 2025. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
