By virtue of an Order of Sale No. CV2024 05 2233 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Copley County of Summit and State of Ohio:

And known as being part of The West Schocolog Estates Allotment and Lot No. 10 thereof as recorded in Plat Book 29, pages 72 to 75, inclusive, of the Records of Plats of Summit County, Ohio, and more particularly described as follows:

Beginning at a point in the south line of said Lot No. 10 located 286.10 feet, due West, from the southeast corner of said Lot; thence continuing due West along the south line of said Lot 186.58 feet, to the southwest corner of said Lot 10; thence along the west line of said Lot on a curve bearing northeasterly, having a central angle of 17 deg. 37' 45", a radius of 100 feet and a chord bearing N. 8 deg. 48' 52.5" E., a distance of 30.60 feet to a point; thence continuing due north along the west line of said Lot and such line extended a distance of 114.77 feet to the southwest corner of property now or formerly owned by Claudia E. Grigas; thence due east a distance of 181.90 feet to a point in the former centerline of former Lander Street; thence due south a distance of 145 feet to the same place of beginning and containing 0.6044 acres of land, be the same more or less, but subject to all legal highways.

Property located at: 1357 Sollman Avenue, Copley, OH 44321.

Property appraised at: Two Hundred Sixty-four Thousand Dollars ($264,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 7th day of February, 2025. The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
